We specialize in residential real estate appraising for almost any purpose. We have extensive experience in our local real estate market that enables us to value properties for lending, legal and estate purposes. We have the knowledge and background to lend our expertise to legal proceedings should the need arise.
We are a small, local firm with two offices dedicated to providing exceptional service to our local communities. We have been in business for 21 years, making friends wherever we go!
Our Modesto (main) office is staffed by Rich Paddock and Jeanine Kraus.

Stanislaus County: All of Stanislaus County including Modesto, Turlock, Ceres, Keyes, Patterson, Hughson, Oakdale, Newman, and Riverbank
San Joaquin County: Escalon, Ripon, Manteca, Tracy, Stockton
Northern Merced County: Delhi, Newman, Gustine, Livingston
Our second office in La Grange is staffed by Jack Paddock and Tamara Paddock.
Jack covers:
Calaveras County: Lake Tulloch and Copperopolis area
Tuolumne County: All of Tuolumne County including Sonora, Jamestown, Chinese Camp, Long Barn, Columbia, Twain Harte, Pinecrest, Groveland and the Lake Don Pedro area
Mariposa County: La Grange, Coulterville, Greeley Hill
We appraise properties for lenders (Conventional, FHA, and FHA Reverse mortgages), divorce proceedings, eminent domain, estate planning, date of death valuation, proposed construction, and other purposes. We specialize in REO appraisals for clients facing foreclosure or lenders who obtain properties through foreclosure proceedings. Each appraisal is unique and determined by the client’s needs. We work very closely with each client to ensure that we are providing the appropriate solution to their individual need.
We live in the communities we serve and over the last 25 years, we have become part of them! Rich Paddock is very involved with the Oakdale Rotary Club, Jeanine Kraus belongs to Soroptimist International of Modesto North and Jack & Tammy Paddock belong to the Lions Club of Lake Don Pedro. Our involvement with these local service groups is our way of giving back to our community.
